Real Estate During COVID-19

With things constantly changing it has been difficult for people to know how to navigate through this time. The things we do know are that real estate is still an essential service, people need a place to live and as this progresses people want a place they feel safe, comfortable and healthy in.

Selling a Home

Many things have changed and we need to ensure the safety of everyone so new rules and protocols have been implemented from the Real Estate Board as well as the brokerages. If you are looking to sell during this time, we must be respectful of these new rules and follow them rigorously.

01 – Virtual Listing Appointment and Comparative Market Analysis

If you’re thinking about listing your home and want to know how much your home is worth, we can do a virtual tour via Zoom, Skype or FaceTime to determine a list price. From there we can determine a timeline of when you want your home on the market and discuss any projects that needs to be completed before listing.

02 – Virtual Tour and Professional Photos

Myself and my photographer will book a time to come in to take professional photos and to prepare a personalized virtual tour. We will sanitize prior to entering your home and will be mindful not to touch surfaces unless absolutely necessary.

03 – Marketing Your Home

I will market your home on social media platforms such as Facebook and Instagram along with websites, and secondary platforms such as Kijiji, Point2homes, etc.

04 – Showings

If a buyer is interested in a showing I will send them the virtual tour first. If they are serious and still want to view the home in person I will require the buyer’s agent to provide me with a signed Buyer’s Screening Waiver that I will have available in the MLS listing attachments prior to viewing the home. I will also be screening to make sure the buyer has pre-approval for a mortgage, and is ready and willing to write. I will send the buyer and seller instructions of proper protocols for showing and ask that the seller follow the pre-showing cleaning practices to ensure their safety.

05 – Writing an Offer

When receiving an offer we are able to discuss and sign the contract electronically.To review and discuss the offer we can phone, FaceTime, Zoom or Skype. Once we have discussed everything I can Docusign the offer to you via email and you can electronically sign the offer.

06 – Home Inspection

To respect social distancing we ask that you leave your home during the inspection. After the inspection is completed we highly recommend that the seller thoroughly cleans their home with Lysol wipes.

07 – Possession

We ask that you clean your home thoroughly with Lysol wipes or a disinfectant that kills bacteria and viruses. If the seller becomes ill within 14 days of the possession we ask that you notify your agent immediately so we can make alternate arrangements.

Selling your home can be stressful and overwhelming but if we all follow the rules and practice the proper procedures it doesn’t have to be. We want to ensure your safely through the process so we can get you moving onto your next chapter.
